The Selby home is a modern reimagining of a European cottage, blending natural materials with vintage accents to create a timeless and inviting aesthetic. The exterior features a harmonious mix of stone and wood, setting a welcoming tone from the moment you arrive. Inside, the thoughtful use of muted tones and natural textures enhances the home’s refined yet comfortable atmosphere. A two-way wood-burning fireplace is a focal point, adding warmth and charm.

The home is designed with a young family in mind, balancing beauty with function. A spacious mudroom, accessible from both the garage and the front entry, ensures seamless organization. The formal front living room offers versatility, adapting to the family’s evolving needs. Below, a state-of-the-art golf simulator and full guest suite create a dedicated retreat for entertainment and hospitality. Thoughtful soundproofing measures—including absorptive batt insulation, resilient metal channels, and double-layered drywall—ensure privacy in every space. Tucked into the attic, an office with a private balcony offers a peaceful workspace, while the kitchen’s large sliding doors open to an outdoor entertaining area, effortlessly connecting indoor and outdoor living.

One of the home’s most remarkable features is its deep respect for the natural landscape. Every mature tree on the property was preserved, seamlessly integrating the home into its surroundings. The third-floor balcony introduces a unique architectural element, offering a private retreat with stunning views. Achieving an 11-foot basement height for the golf room required chipping into solid rock—an ambitious yet rewarding design decision that enhances the space’s usability.

Cohesion is evident in every detail, from material selection to spatial design. The stone used on the exterior reappears in the fireplace and rear landscaping, creating a continuous and harmonious visual flow. Wood accents weave throughout the interiors, reinforcing the home’s warmth and character. Every proportion has been carefully considered, ensuring each space feels intentionally grand, cozy, or highly functional, depending on its purpose.

Smart space planning was key in maximizing this infill lot’s potential. The main living areas—the kitchen, great room, and dining room—are positioned to frame beautiful views of the yard. Below, the guest suite is designed for flexibility, doubling as an independent apartment if needed. The third storey, discreetly integrated within the roofline to comply with zoning bylaws, optimizes living space without compromising the home’s elegant exterior.
